Just a few months after leasing got underway on a rare, ground-up, luxury rental building in Prospect Lefferts Gardens, the city has now launched the lottery on the affordable units at 310 Clarkson Avenue. With rents on affordable studios starting at $1,525/month, the price is not that far off from the market-rate studios, which start at just over $1,700/month, when including a free month's rent in a 13-month lease period.
The affordable rents are relatively pricey because these units are being offered at 130 percent of the area median income. For Prospect Lefferts Gardens, this translates to annual incomes that range from anywhere between $55,286 to $168,200, depending on the apartment type and family size.
The building has a total of 51 affordable up for grabs; 18 of those are studios, 17 are one-bedrooms asking $1,915/month, 14 are two-bedrooms asking $2,306/month, and two units are three-bedrooms asking $2,635/month. Though the affordable units are on the pricey side they do have nice fixtures like a garbage disposal in the kitchen and a washer & dryer in each unit.
Residents here will also have access to a host of amenities including a fitness center, a dog run, a residents lounge, a meditation space, and an outdoor area for grilling. For additional fees, residents in the affordable units can also get access to parking, rooftop gardening plots, and storage. Prospective tenants have until December 12, 2018 to apply at the Clark.
