Light-filled micro studio near Gramercy Park seeks $350,000

If you can manage living in a home that measures just 240 square feet, consider this apartment for you

Welcome back to The Six-Digit Club, in which we take a look at a newish-to-market listing priced under $1 million, because nice things sometimes come in small packages. Send nominations to the tipline.

This small studio at 4 Lexington Avenue has many things going for it: the location is great at just a block away from Gramercy Park, it is filled with details, and it's asking just $350,000. So what could possibly be the drawback? Well, this apartment is tiny; we're talking just 240 square feet. Though the size of this compact co-op isn't a strong selling feature, people have made due in smaller spaces (recall that 100-square-foot apartment) so there is hope for someone finding this place the ideal apartment.

According to the listing description, the apartment manages to "feel big due to the high ceilings and large windows." While knowing just exactly how big the space feels requires a test run but the double exposures and loads of sunlight should help the space feel a bit less cramped. The ceilings are beamed and the open kitchen is small, as expected, but somehow offers a generous amount of cabinets.

Monthly maintenance is also low, going for a mere $679/month.
