Extell’s church-adjacent Park Avenue condo launches sales

The least pricey condo on offer in the building is asking a whopping $15 million

Nearly three years after getting the go-ahead from the Landmarks Preservation Commission, 1010 Park Avenue, Extell's condo building rising next to the Upper East Side's Park Avenue Christian Church, is becoming a reality.

Sales for the development's 11 apartments—yup, just 11 of 'em—launched this week, and predictably, prices for these units are high. The cheapest apartment that's currently available, a 3,882-square-foot four-bedroom, is going for $15 million; the priciest is a four-bedroom duplex penthouse with a private terrace that's asking an eye-popping $50 million. Nine of the apartments are full floor units, and the other two are fancy duplexes.

The building didn't get to this point without a fight; in 2014, Extell paid the church around $25 million for air rights to the church, in addition to the land that held an adjacent parish house and rectory, to build the 11-story tower. It took a bit for the building to get the OK from the LPC, which it finally did thanks to the work of architects Beyer Blinder Belle.

The building's interiors, meanwhile, will be done by David Collins Studio (which also designed the interiors of the Charles, on First Avenue), and will feature custom molding and millwork, "dark" and "light" kitchen designs by Smallbone of Devizes, marble-covered bathrooms, and other extremely posh finishes.

Predictably, there are also a host of high-end amenities on the building's second floor, including a "drawing room" with a billiards table, fireplace, and extra pantry; a 50-foot private pool; a screening room; and the expected fitness center and childrens' room.
