The nondescript design replaces plans for an undulating Karl Fischer-designed hotel
The nondescript 21-story building that is taking shape at 237 Duffield Street in Downtown Brooklyn has launched the lottery for 22 affordable apartments. The Castle Rock Equities-developed mixed-use building will offer 110 apartments in all once complete and recently topped out in February.
New Yorkers earning 60 percent of the area median income (AMI) can try their luck for one studio that is renting for $867/month (for individuals earning between $31,612 and $40,080); 18 one-bedrooms priced at $931/month (for incomes between $33,875 and $45,840); and three two-bedrooms each going for $1,123/month (for families earning between $40,972 and $57,240). The building amenities aren't anything to particularly brag about but are slated to include a virtual doorman, resident's lounge, a laundry room, and a rooftop deck.
Residents of Brooklyn Community Board 2 will get 50 percent preference while city employees and mobility-disabled applicants will both get five percent preference. Vision- and/or hearing-disabled applicants will receive two percent preference.
The unassuming design replaces plans for an undulating glassy Indigo Hotel that would have been designed by Karl Fischer before developers opted to go the residential route instead.
Applications for the affordable units are being accepted through November 30.
