Greenpoint's bakery-replacing condos top out, Brighton Beach gets a 22-story tower, and more

Welcome to our weekly construction/new development roundup where we highlight ongoing work on a handful of NYC projects we may have missed during the week.

162-166 Bowery

↑ A trio of buildings in the Bowery District has sold for $23.5 million, Bowery Boogie reports. At present these two buildings have 11 apartments and two retail spaces. The buildings, which had been owned by the same family since the 1970s, were once in contract with a different developer, who was planning a mixed-income development at the site. The new owner hasn't yet decided what he wants to do with the properties, according to The Real Deal.

585 Manhattan Avenue

↑ Two years after the project was first announced, the condo buildings replacing the New Warsaw Bakery in Greenpoint have now topped out, new construction site photos by Brownstoner have revealed. The six-story buildings feature a total of 14 apartments divided between them, and the structures will be connected by a landscaped courtyard and underground parking. The building fronting on Lorimer Street also overlooks McCarren Park, and apartments here will average just under 1,800 square feet in size.

↑ Two years after it got the go ahead from the city's Landmarks Preservation Commission, Extell is now ready to launch sales on its Upper East Side, church-adjacent development, The Real Deal reports. Though sales are yet to launch, the Attorney General's office approved the sellout plan of $247.8 million. That means that this 11-unit building will have apartments that average a whopping $22.5 million. The rectory building of the Park Avenue Christian Church had to be demolished to make for this condo project, much to the chagrin of local residents. The LPC only approved this project after Extell decided to incorporate design elements of the rectory into the condo.

271 Sea Breeze Avenue

↑ A 22-story apartment building is coming to Brighton Beach courtesy of Rybak Development, The Real Deal has learned. This particular site at 271 Sea Breeze Avenue has been mired in troubles for a while now. The previous owner took out a construction loan on the site, but then defaulted on it, and eventually had to file for bankruptcy. Rybak has now closed on the site, and is planning 114 apartments spread out over 22 floors with a 32,000-square-foot community facility, and parking for 200 cars. In 2006, a 21-story tower was also proposed for this site.
