One of Brooklyn’s most expensive townhouses finds a buyer

The townhouse at 146 Willow Street was once the second-priciest home in Brooklyn

After more than a year and a half on the market—and several price cuts—one of Brooklyn's priciest properties is finally in contract. The townhouse at 146 Willow Street, once asking a whopping $18 million, is off the market—though it went into contract at $13.9 million, a good chunk less than that original asking price.

The 8,850-square-foot home was, until recently, a rental with seven units; but developer Shahrzad Khayami bought the building in 2014, and it didn't take long before she decided to renovate the house and market it as a huge single-family mansion. (That decision sparked neighborhood outrage, especially since seemingly more and more multi-family buildings have gone mansion in the past few years.)

But the $18 million asking price was clearly a bit ambitious: After about six months, the house got its first price chop to $16 million; Khayami switched brokers, from Compass to Douglas Elliman, earlier this year, and discounted the house further to its current $13.9 million asking price. Apparently that's what did the trick; it went into contract a couple of weeks ago.

As for the house itself, it has seven bedrooms—including a master suite with two walk-in closets and en-suite bathroom; a "sweeping" staircase; a skylight; and three outdoor spaces, including an expansive roof deck. It was also built to passive house standards (Baxt Ingui, an architecture firm with lots of experience in that realm, helmed the redesign), so the new owner is getting a space that's both lovely and eco-friendly.
