The seven-story mixed-use building rising at 94 North 3rd Street, a few blocks from the Williamsburg waterfront, just launched the lottery for 15 affordable apartments, or 20 percent of the building's 75 total units.
The affordable units—earmarked for New Yorkers earning 60 percent of the area median income (AMI), with the usual 50 percent preference for residents of Brooklyn Community Board 1—are a mix of studios, one-, and two-bedrooms. The seven available studios go for $867/month (for folks with annual incomes between $31,612 and $40,080); the five one-bedrooms are priced at $931/month (for incomes between $33,875 and $45,840, depending on the size of the household); and the trio of two-bedrooms rent for $1,123/month (for families earning between $40,972 and $57,240, again, pegged to household size). Five percent of the units are set aside for New Yorkers with mobility issues, and two percent for vision- or hearing-disabled applicants.
Developed by Hudson Companies and designed by Marvel Architects, the building offers a slate of relatively-standard-but-appealing amenities, including "concierge service, a fitness center, tenant lounges, wifi, garden plots, underground parking, and bike storage." There's also access to the shared roof terraces, which are equipped with gas grills and eating areas.
For a chance at the digs, though, you'll have to move fast: Applications are due December 7.
