10 Lenox will include 29 condos and a new place of worship for a Harlem congregation
Churches and other houses of worship around New York City continue to fall to the city's unstoppable wave of new development, with Harlem—home to many of Manhattan's historically black churches—seeing a high concentration of these conversions. A DNAInfo analysis from 2017 found that nearly two dozen churches had gone the development route,
One of those, the Second Canaan Baptist Church, made a deal with developer Level One Holdings in 2017 to demolish its old building on Malcolm X Boulevard near the northern end of Central Park, and replace it with a new structure housing condos and a new space for the church.
That development, dubbed 10 Lenox, is now gearing up to launch sales: Its first listings will hit the market this week, with apartments starting at $595,000 for a studio, and its biggest units—three-bedrooms—starting at $2.35 million.
The Second Canaan congregation will take the building's first two floors and some cellar space for its new place of worship, and condos will begin on the third floor. There are just 29 units total, with interiors designed by Fogarty Finger; the building itself was designed by Isaac & Stern Architects. One of the main selling points is its proximity to Central Park, with a landscaped roof deck that has views of the park, and the rest of Manhattan beyond.
The apartments themselves have oak flooring, large casement windows, high ceilings, and plenty of modern touches—think custom storage (closets, cabinetry, etc.), Bosch appliances, and the like. The smallest apartment that's currently available is a 450-square-foot studio, and the largest is a more than 1,200-square-foot one-bedroom.
The development also has a bevy of amenities, including a fitness center, kid's playroom, and bike storage. And if just having access to the roof deck isn't enough for you, the developers are also selling "private cabanas" as an added perk.
Construction on the building is already underway and should be finished by this summer. Halstad's Aguayo Team is handling sales.
