Upper West Side’s landmarked Kleeberg Residence wants $25M

The 18,052-square-foot mansion has been on and off the market since 2012

The majestic Kleeberg Residence, a true mansion located at 3 Riverside Drive, was once on the market with a whopping $40 million price tag. Eventually, it sold at auction for a majorly reduced price: The buyer, 3 RSD LLC, picked it up for a mere $15.8 million in 2017.

Now, the building is once again looking for a buyer, and the pricing is once again ambitious—it's now listed for $25 million. Whoever picks up the tab this time will receive approved renovation plans for the mansion's interiors by architect Achille Salvagni, which call for giving the place nine bedrooms, 11 full bathrooms, and four half baths. The new owner will be able to customize the renovations and add their own touches.

The 18,052-square-foot mansion was designed by C.P.H. Gilbert in the late 19th century, and its exterior is inspired by the French Renaissance Revival style, with details like limestone ornaments and gabled dormers.

But the plans for the five-floor mansion are thoroughly modern: Those call for over-the-top amenities like a panoramic roof terrace, a 83-foot marble pool, a partial basketball court, and a movie theater. And there's more: the closet inside the master suite will have two stories and its own interior staircase.

The mansion is located on 3 Riverside Drive between 72nd and 73rd streets, and is listed by Ian Slater of Compass and Andrew Azoulay of Douglas Elliman. Taxes for the property run $5,658/month.
