First look at The Lane, the next addition to Downtown Brooklyn's rental surge

The 21-story building is rising on tiny Red Hook Lane

It's no secret that Downtown Brooklyn is experiencing a huge surge in residential development, with thousands of apartments—many of them rentals—coming to the neighborhood in the next few years. To that crowded marketplace comes The Lane, a 108-unit rental building whose teaser website just launched.

The building has been in the works for some time: Developed by Quinlan Development Group and Lonicera Partners, it's rising at 415 Red Hook Lane (hence the name), formerly home to several low-rise buildings and a much-missed mural by Steve Powers. Construction has been underway since 2015, and the building topped out last year, but it's only now—as the developers gear up to welcome residents to the building—that concrete details about the project have surfaced.

So, about those: the glass-covered building, designed by Ennead Architects, rises 21 stories and will have space for ground-floor retail. The apartments will be a mix of studios, one-, two-, and three-bedrooms, with the units getting bigger the higher up you go in the building.

Amenities will include some of the usual things—two terraces (one on the roof, with Manhattan views, and another on the third floor), bike storage, communal spaces, and the like—along with some quirkier perks. There'll be a children's playroom curated by popular Brooklyn educator Carmelo the Science Fellow, along with a fitness center with FitLink personal training services.

Pricing for those 108 apartments has yet to be revealed, but leasing is due to get underway sometime this summer, so we'll know soon enough.
