Morris Adjmi's limestone-clad Upper West Side condo nears completion

The 13-story building near the landmarked Lucerne Hotel will bring just 19 apartments to the neighborhood

The Morris Adjmi-designed condo next to the Upper West Side's landmarked Lucerne Hotel is nearing completion, YIMBY reports. YIMBY nabbed several photos of the exterior, which show off the building's limestone, brick, and terracotta facade, along with its Art Deco accents.

The project was first announced in the summer of 2014. Initially developer Anbau Enterprises wanted to build a 16-story building that was as tall as the landmarked hotel next door. Upper West Siders pushed back against this proposal, and the developer eventually scaled back the project to 13-stories, and got rid of a proposed penthouse.

A five-story rowhouse had to be demolished to make room for the condo, and the project also needed the approval of the city's Landmarks Preservation Commission as it is located within the Upper West Side-Central Park West Historic District. The LPC signed off on the scaled back proposal in October 2014, allowing the development to move forward.

Sales on the project got underway in November last year with apartments asking from just under $4 million. The building is comprises of just 19 units, which come in two-to-six-bedroom variants, and include two townhouses.

At least eight apartments are already in contract, according to StreetEasy. Among the available units, prices range from $4.25 million, and go up to $12.95 million.
