This cantilevering condo will bring 39 apartments to Park Slope

The 12-story condo is rising next to ODA New York's terraced First Street project

A 12-story cantilevering residential building is now rising on what was once known as Brooklyn's Canyon of Mediocrity. The project is rising on a tiny lot next to ODA New York's terraced Park Slope condo at 251 First Street, and will cantilever over the three-story structure at 265 Fourth Avenue.

The Brooklyn Paper recently spoke with architect Jordan Rogoff of DXA Studio, who is designing this new condo building. He said that the current design was subject to change slightly as the project moves forward, but that the cantilevering aspect would remain to allow for the creation of more apartments in the relatively contained plot.

The project came about when developer New Empire Real Estate Development purchased the site from an auto repair shop for $4.4 million back in 2014. At that time, the developer also purchased air rights from the neighboring property, which allows for this cantilevered designed while not exceeding the maximum height allowance of 125 feet in the neighborhood.

As plans stand right now, the 12-story building will bring 39 condos to the neighborhood. The building at 269 Fourth Avenue will have a mix of studios through three-bedroom apartments with prices starting at around $800,000. Plans also call for ground-floor retail, a gym, a residents lounge, and a rooftop terrace.

Construction is currently underway—the developer broke ground last month, according to the Brooklyn Paper—and the project will probably wrap sometime at the end of next year.
