Checking in on 56 Leonard’s myriad penthouses

Just one penthouse remains in the Herzog & de Meuron-designed Tribeca building

The last time we checked in with the myriad penthouses at 56 Leonard, the Herzog & de Meuron-designed Jenga tower in Tribeca, several of those pricey units were still seeking buyers. But now, a year and a half later, just one is still available: Penthouse 57, which initially hit the market in 2017, and re-listed with Corcoran last week for $29.5 million.

This particular penthouse appears to be the last of the building's crowning apartments that's a sponsor unit. It was initially listed as being in contract back in 2013, but the sale seemingly never closed; property records show that 56 Leonard LLC, owned by Alexico Group—the building's developer—is still the owner.

The apartment itself spans 5,252 square feet, taking up an entire floor that a rep for the building notes is more than 700 feet above ground. There are four bedrooms and four and a half bathrooms, along with three terraces—one of which hugs the southeastern corner of the apartment—and custom interiors by Herzog & de Meuron. The apartment has also been kitted out with interiors from Jane Saidenberg of studio D.

But more than half a decade's worth of news about the building's most prestigious apartments got us wanting to take stock of where things stand in the sky at 56 Leonard. So here now, a rundown of where the myriad penthouses of 56 Leonard currently stand:

Penthouse 52A: Sold to PH52A Leonard LLC for $17,3 million in March 2018.

Penthouse 52B: Sold to 56 Leonard PH52B Nominee Trust for $15.5 million in December 2018.

Penthouse 53: Currently in contract at $27 million. It previously sold in 2017 for just over $29 million, and the owner sought to flip the condo soon after that sale closed.

Penthouse 54: Sold to Aop Downtown LLC for $19.6 million in March 2019.

Penthouse 55: Sold to 56 Leonard 55th Floor LLC for $26.5 million in August 2017.

Penthouse 56: Sold to Lower Manhattan Inner City Real Estate for $29.078 million in April 2017.

Penthouse 57: Listed as in contract for $29.5 million in 2013, the apartment's sale never hit public record. It's now been relisted for the exact same price.

Penthouse 58: Sold to Irina and Leon Shaulov for $26.78 million in April 2017.

Penthouse 59: Sold to Soggy Won Ny LLC for $29.08 million in May 2017

Penthouse 60: Sold to Uticon Investments, LLC, for $47.87 million in June 2017.
