Waterline Square’s starchitect-designed Upper West Side condos now up for grabs from $2M

Sales in the Meier, KPF, and Viñoly-designed buildings quietly launched this week

The three starchitect-designed towers of Waterline Square quietly launched sales this week, but for most real estate obsessives who get their fix by constantly refreshing StreetEasy, that's nearly impossible to know. Like exclusive developments before it, the condos of Waterline Square will go without public listings for a while, serving to amp the allure of the three buildings, designed by Richard Meier, Kohn Pedersen Fox and Rafael Viñoly.

GID Development Group remains very tight-lipped about the pricing of the condos, positioned on floors 20 and above throughout the three buildings, only saying their prices start at "approximately $2 million." A little digging through the offering plans filed with the state's attorney general show that the developer is seeking a $1.15 billion sellout for the 263 condos, putting the average condo price in Waterline Square at $4.4 million. (This is, of course, imperfect math, but it'll have to do for now.)

Yabu Pushelberg

The completely over-the-top amenities of Waterline Square were announced in early May, alongside a whole bunch of renderings of said amenities to drum up momentum around the project. Renderings of the buildings' residential interiors are few, but here's what we know: Meier's One Waterline Square will include interiors by Champalimaud and give buyers an option to choose a white or "natural" finish package. KPF's Two Waterline Square will sport interiors by Yabu Pushelberh, and the interiors of Viñoly's Three Waterline Square will include "indulgent contemporary materials" chosen by Groves & Co.

All three of the residential buildings will have access to the Waterline Club, where said over-the-top amenities will be "linked together by sculptural wooden bridges that dramatically traverse a one-of-a-kind great room." Those amenities will include New York City's first indoor tennis court appended to a condo, an indoor skate park, a 30-foot indoor rock climbing wall, a full basketball court, a three-lane lap pool, and studios for art, photography, recording, and indoor gardening. All said, it would be a great place to ride out the zombie apocalypse.

A park designed by Mathews Nielsen Landscape Architects will link the buildings above grade.

All three of the residential buildings are now on the rise and are expected to be ready for move-ins in late 2018. The buildings' rentals, which will take up the lower floors with the less impressive, and therefore less expensive views, will follow sometime between now and then.
